The Municipality of Chatham-Kent has an opening for a permanent casual Maintenance position in the Seniors Services division.
Job description
The Maintenance position is responsible to work with the team to maintain Riverview Gardens Long-Term Care including the physical building, grounds and equipment in a safe and well-maintained condition in accordance with relevant regulations.
Essential responsibilities
- Demonstrate Chatham-Kent’s core values and competencies
- Responsible for performing all duties in adherence to the guidelines and regulations of the Occupational Health and Safety Act, Fixing Long-Term Care Act, 2022 and the policies and procedures of Riverview Gardens and the Municipality of Chatham-Kent
- Operate and maintain all mechanical equipment in a safe manner and according to the established policies and procedures
- Perform regular preventative maintenance on all equipment throughout the Home (including generator, ventilation system, water softener, hot water heaters, boilers, fire equipment, security equipment, etc.)
- Perform security checks as per established policy and procedures
- Use electrical hand tools including power drills, sanders, saws, gas-powered lawn mowers, ladders, scaffolding, roto-tillers etc.
- Operate lift truck
- Perform all tasks required to maintain the physical buildings and grounds of the Home, repair and maintain equipment and furniture as required
- Responsible for safe use and storage of chemicals
- Maintain work area and equipment in a clean and hazard-free manner, follow established procedures to avoid the spread of infection (i.e. hand washing and use of protective clothing /equipment)
- Assist in room setups and deliveries as assigned
- Report to supervisor any problems with equipment, equipment repairs and inventory supplies needed
- Responsible for communicating any concerns expressed by residents, families and staff to the supervisor
- Must participate in the Quality Assurance program as per maintenance department policies and procedures
- Responsible for attending ongoing in-service training
- Assist in orientation of new employees into the department
- Perform other related duties as assigned that are in accordance with job responsibilities or necessary departmental objectives
Essential qualifications
- Secondary school graduation diploma or equivalent is required
- Formal training and a minimum of one year experience in a building management computerized system, either Andover, Honeywell or Johnson Controls is required
- One year work experience in maintenance or related field in a large institutional setting, preferably Long-Term Care is preferred
- Knowledge to work with gas fired equipment
- Must be able to perform electrical and plumbing tasks
- Preference given to candidates who hold trade certificates in Gas, Electrical and Plumbing
- Ability to set priorities, organize and follow scheduled workload in order to ensure continuing productivity
- Excellent communication skills, ability to communicate effectively with the elderly and other staff, particularly for safety reasons
- Ability to work both independently and as a team member
- Ability to work under pressure and in emergency situations effectively
- Must be pleasant, respectful and patient with the elderly
- Be reliable, conscientious and punctual
- Basic computer skills in Microsoft Word, Excel, PowerPoint, and Outlook
Certifications, memberships, licenses
- Successful completion and certification in Lift Truck Training
- Preference given to candidates who hold trade certificates in Gas, Electrical and Plumbing
Work environment/hours of work
- This position works both indoors and outdoors.
- This position does not have scheduled hours.
- This position will be required to work weekday, afternoon, evening, and weekend hours
- Candidates must be able to accept on short notice shift call-in hours for days, afternoons, midnight, and weekends, which may include four hour shifts
COVID-19 Vaccination
The Municipality of Chatham-Kent no longer requires a COVID-19 vaccination as a condition of employment. Although it is not mandatory to be vaccinated, it is highly encouraged.
Driver’s licence/vehicle requirements
Because this position would be required to travel, a valid Province of Ontario driver's license with a reliable motor vehicle is preferred.
Background check requirements
This position works with vulnerable residents in a position of trust and authority, on a sustained and regular basis, in a largely unsupervised capacity. A Vulnerable Sector Screen is required (Fixing Long-Term Care Act Section 252 O. Reg. 246/22) prior to being accepted for employment. You must be 18 years of age or older to obtain a vulnerable police check.
As per the Fixing Long-Term Care Act, all staff members shall promptly provide the employer with a signed declaration disclosing new charges, convictions, orders and restraining orders, consistent with Ontario Regulation Section 253 O. Reg 246/22, with respect to the period since the date the person’s last criminal reference check under subsection (2) was conducted.
Essential physical and/or safety requirements
- Annual Flu immunization is required
- 2 step TB skin test to be completed within two weeks of starting position
- Must wear green label safety shoes
- Physical ability to lift a minimum of 28 kg (62 lbs) and withstand long periods of walking, standing frequent bending, pulling and reaching on a daily basis
- Ability to work in extreme temperature environments
- Bending: frequent stooping, kneeling, squatting (up to 28 kgs or 61.6 lbs) (performs all duties to maintain the physical buildings and grounds of the home; operates and maintains all mechanical equipment (i.e. generator, ventilation system, water softener, hot water heaters, boilers, fire equipment, security equipment, etc.); uses electrical hand tools (i.e. power drills, sanders, saws, lawn mowers, ladders, scaffolding, roto-tillers etc.); repairs/maintains equipment and furniture as required)
- Walking: frequent walking on rough surface, balancing; constant walking on level surface (up to 9.09 kgs or 20 lbs) (performs all duties to maintain the physical buildings and grounds of the home; uses electrical hand tools (i.e. power drills, sanders, saws, lawn mowers, ladders, scaffolding, roto-tillers etc.); uses tiered utility cart to transfer tools and equipment from workshop to workstation)
- Reaching: frequent reaching above shoulder; constant reaching below shoulder, forward, handling (up to 9.09 kgs or 20 lbs) (performs all duties to maintain the physical buildings and grounds of the home; operates and maintains all mechanical equipment (i.e. generator, ventilation system, water softener, hot water heaters, boilers, fire equipment, security equipment, etc.); uses electrical hand tools (i.e. power drills, sanders, saws, lawn mowers, ladders, scaffolding, roto-tillers etc.))
- Lifting: frequent lifting at shoulder, above shoulder, pushing at or above shoulder, pulling below shoulder; constant lifting floor to waist, waist to shoulder, pushing below shoulder (up to 28 kgs or 61.6 lbs) (performs all duties to maintain the physical buildings and grounds of the home; operates and maintains all mechanical equipment (i.e. generator, ventilation system, water softener, hot water heaters, boilers, fire equipment, security equipment, etc.); uses electrical hand tools (i.e. power drills, sanders, saws, lawn mowers, ladders, scaffolding, roto-tillers etc.); uses tiered utility cart to transfer tools and equipment from workshop to workstation)
- Standing: frequent standing inside (up to 9.09 kgs or 20 lbs) (repairs/maintains equipment and furniture as required; prolonged postures often required for task completion)
- Hands: constant fine finger dexterity (movement), gripping, pinching (up to 4.55 kgs or 10 lbs) (performs all duties to maintain the physical buildings and grounds of the home; operates and maintains all mechanical equipment; uses electrical hand tools (i.e. power drills, sanders, saws, lawn mowers, ladders, scaffolding, roto-tillers etc.); repairs/ maintains equipment and furniture as required)
Benefits
Thiscasual position will receive 15% in lieu of benefits (which includes health & dental benefits, statutory & non-statutory holidays, and non-enrolment in OMERS) and 4% vacation pay.
